Inspect your property to keep your renters safe
RACV Property Inspections can help identify compliance risks in your rental property. All inspections come with a comprehensive report, including photos of inspected areas and recommendations for issues identified.
We offer three types of Rental Property Inspections:
- Minimum Rental Standards Inspection
- Gas Safety Check
- Electrical Safety Check
+ Smoke Alarm Safety Check (optional extra).
If any risks or hazards are identified within your report, you can get a quote for the work required through RACV Trades.

Buy an inspection
Once you’ve decided which inspection you need, contact us and we’ll help with your order.

Arrange a time
We’ll be in touch to find a date and time that suits you. If you bought more than one inspection, we'll aim to do them on the same day.

Inspection day
A qualified inspector will thoroughly assess your property.

Get your report
You’ll get a comprehensive report within 2 business days, outlining the property condition and suggestions to fix any identified issues.

Take action
We’ll be in touch to discuss any urgent issues, and help you find a tradie through RACV Trades to get them sorted.

Is your property safe for renters?
RACV Rental Property Inspections give you peace of mind that your property is safe for renters and assess its compliance with the current Victorian rental requirements.
You can add a Smoke Alarm Safety Check to any rental inspection for $74.95. It involves assessing your smoke alarm's positioning, sound and safety. We'll also conduct smoke spray tests and may replace batteries if required.

Frequently asked questions
We offer 3 types of rental property inspections. They are:
- Minimum rental standards inspection
A qualified inspector will check that your rental property meets the Victorian minimum rental standards relating amenities, safety and privacy. - Gas safety check
A licensed gas plumber will check that your gas installations, appliances and fittings at your rental property are safe and compliant. - Electrical safety check
A licensed electrician will check that all accesible electrical installations and fittings at your rental property are safe and compliant.
You can also add a smoke alarm safety check with any rental property inspection, to make sure your smoke alarm units are working properly. In rental properties, they need to be tested every 12 months.

The minimum standards for rental properties were introduced into the Residential Tenancies Act 1997 (Vic) as of 29 March 2021. This covers the basic requirements rental properties must meet in terms of amenities, safety and privacy.
The following categories are covered under the minimum rental standards:
